Working with the train operating company Greater Anglia, bpr and urban design consultants AR Urbanism, were commissioned to prepare a development brief for the London Borough of Waltham Forest's investment team to examine how three sites owned by the council adjacent to Lea Bridge Station could be developed to generate a new high-quality neighbourhood centre with a new station at its heart.

The three sites currently have poor amenity value and are under-used; bpr have assisted the council with their aspirations in creating a new identifiable centre and station entrance at Lea Bridge. It proposes a revived business quarter forming a new 'gateway' to the borough and better links within the area. Improvements to cycling and pedestrian infrastructure to benefit the wider area and Lea Valley Regional Park.

Design development consisted of a review of the historical context, but also current planning policy in the context of the sites: considering key constraints such as flood risk, ecology, sunlight and noise impact.  Working closely with the council, a development framework was produced allowing the council to safeguard the concept of a Station Place, at the core of the proposal - the scheme is reinforced by offering employment opportunities including retail space and cultural uses adjacent to the station's public realm.

The masterplan proposes a high-density, mixed-use residential-led development, with approximately 300 new homes and at least 35% devoted to affordable housing.
