This new build was a 5 storey mixed use development, incorporating ground floor retail and 9 apartments above. The site was located between Harrow Road in Westminster and a canal to the rear.

Site constraints included issues of overlooking and rights to light of the neighbouring properties. The design responded to the surrounding context in both form and materiality.

The front elevation, facing onto Harrow Road, responded to the street scene by reflecting the verticality of the neighbouring building facades.

The design incorporated a stepped form to the rear elevation (which backed onto the canal) to create amenity for the flats, and respond to the surrounding building mass in terms of rights to light.

The flats were accessed by a shared stair/lift core, and each flat had external amenity space.
